Suburbs vs. City in 2026: Where DFW Buyers Are Moving

Coldwell Banker looked at 2026 buying trends and found that suburbs are still the top choice for buyers who want more space, while some buyers are going back to the city. Here is what that means in Dallas-Fort Worth.

🏡 Why buyers choose the suburbs

More square feet, bigger yards, parks and newer schools. Hybrid work makes a longer drive easier. Coldwell Banker cites a Realtor.com report that nearly 80% of new homes for sale are in suburban areas.

🏗️ New construction in East DFW

Forney, Royse City, Terrell and parts of Rockwall and Mesquite have many new communities. Builders often offer incentives like closing cost help or rate buydowns. A realtor on your side costs you nothing on most new builds.

🏙️ Why some buyers choose the city

Shorter commutes, walkable areas and things to do. In Dallas, existing homes are usually the better value than new urban builds.

⚖️ The trade-offs

✔ Suburbs: more space, newer homes, but longer drives and sometimes MUD or PID taxes.
✔ City: closer to work and fun, but smaller homes for the price.

➔ Laura's Dallas tip

Compare the full monthly payment, not just the price. Taxes, HOA and insurance can be very different from one city to the next.
