Buying your first home in Dallas is exciting. It is also the biggest purchase most families ever make. Coldwell Banker recently shared the most common mistakes first-time buyers make. Here is what each one looks like here in Dallas-Fort Worth, and how to avoid it.
1. 🏦 Shopping before you are pre-approved
Get pre-approved by a lender before you tour homes. In DFW, good homes under $350K can get multiple offers, and sellers take a pre-approved buyer more seriously. Ask your lender about down payment assistance programs too.
2. 📍 Looking at the house, not the area
Drive the commute at rush hour on I-30, I-635 or I-20. Check the school district, flood zone maps and future road plans. A great house in the wrong spot is still the wrong house.
3. 💰 Using every dollar for the down payment
Keep savings for closing costs, moving, and the first repairs. Many Dallas buyers put down much less than 20% with FHA or assistance programs, which leaves room for a safety cushion.
4. 🚗 Buying a car or furniture before closing
New debt can change your loan approval. Wait until after you get the keys to finance a car, open a credit card or buy furniture.
5. 🔍 Skipping the inspection
North Texas clay soil moves, so foundations, roofs and drainage matter here. In a Texas contract, the option period gives you time to inspect and walk away if needed. Use it.
6. ❤️ Letting emotions decide
Make a short list of must-haves and a firm monthly budget before you start. If a home breaks your budget, keep looking.
7. ❓ Not asking enough questions
Ask about the age of the roof, A/C and water heater, HOA dues, utility costs and the property tax rate. Texas has no state income tax, but property taxes are high, so they change your monthly payment.
➔ Laura's Dallas tip
After you close, apply for your Texas homestead exemption with your county appraisal district. It can lower your property taxes every year.
