You found the one. Before you write an offer, take 20 minutes to check the things that cost the most to fix. Coldwell Banker shared a great pre-offer checklist. Here is the version I use with buyers in Dallas-Fort Worth.
🧱 1. Foundation
North Texas clay soil expands and shrinks with rain and drought. Look for cracks in brick, doors that stick, and sloping floors. Ask if the foundation was ever repaired and if there is a transferable warranty.
🌧️ 2. Roof and water
Hail is common in DFW. Ask the roof's age and whether there were insurance claims. Look for ceiling stains and check the Texas Seller's Disclosure Notice for past leaks or flooding.
🌳 3. Lot and drainage
Water should flow away from the house. Check the FEMA flood map, the fence, big trees close to the foundation and the driveway.
🛋️ 4. Layout
Picture your real life in the home: storage, a work-from-home spot, room for family.
⚙️ 5. Systems
Ask the age of the A/C, water heater and appliances. In Texas summers, an old A/C is a real budget item.
🚦 6. Neighborhood
Visit at night and on a weekend. Check traffic, noise, and the commute.
💵 7. True monthly cost
Add the property tax rate, homeowners insurance quote, HOA dues and any MUD or PID tax. In newer DFW suburbs, MUD and PID taxes can add a lot to the payment.
➔ Laura's Dallas tip
In Texas, you can negotiate an option period. For a small fee, you get a set number of days to inspect and walk away. Always use it.
Frequently asked questions
What is a MUD tax in Texas?
A Municipal Utility District tax pays for water, sewer and roads in some newer areas. It is added to your property tax bill.
Should I get an inspection on a new build?
Yes. Even new construction homes can have issues. A third-party inspection before closing is smart.
